When Should I Recoat My Roof?

At the beginning of every year, roofers in Tucson get the common question, “When should I recoat my roof?”  Those of us in Tucson, know the summer monsoons are no joke and it is important to have your roof in order. One minute the skies are clear and an hour later the rains are so bad you can’t see your neighbor’s house. We always recommend getting your roof coated before the monsoons start. However, here are some specific reasons why you should be asking your local Tucson roofing company “near me” to check our your roof.

Spring Is Great For Recoating Roofs

Weather and temperatures matter when recoating a roof. In Tucson, we have some of the best weather for rolling on roof coating, but there are times when roof coating companies prefer to coat the roof. 

The best time to recoat the roof is in the spring or in the fall because the temperatures are perfect throughout the day. A temperature ranging anywhere from 60-90 degrees is perfect for recoating a roof. Most coating manufacturers recommend applying their coatings when the temps are within this range.  When it gets too hot out, the coating dries too fast and when it gets too cold the coating takes a long time to dry. That is why the moderate spring and fall temperatures are better for working on your flat roof in Tucson.

A Recent Roof Recoating in Catalina Foothills

Just last month in January when the temperatures were in the 70’s, we had a homeowner in Catalina Foothills call us with concerns about their aging roof coating. They wanted to make sure their roof was ready for the monsoons and wanted a roof coating company that would do it correctly.  We provided a free roof inspection and found that they had some minor cracking and peeling in their old coating.  It was time to recoat the roof.

After providing a thorough estimate with photos, the client determined they wanted us to do the work on their roof.  We started by thoroughly cleaning the roof, removing all loose coating and getting the tree leaves and debris off the roof. When it was dry, we patched up the cracks using a waterproofing primer—Tucson Rubberized 297X, which helps create a strong, watertight seal. After the patching and after reinforcing the penetrations, we applied the first coat of Tucson Rubberized 7000 at the manufacturer’s required rate of 100sqft per gallon of material, per coat.  After letting it dry, we followed up with a second coat for maximum protection.  This roof is now ready for the next 5-7 monsoon seasons!

How Do You Know It’s Time to Recoat?

Not sure if your roof needs recoating? Here are a few signs it’s time to give us a call:

  • Visible cracks or peeling – Cracks start from micromovements in the coating from the heating and cooling (expansion and contraction) of materials. Peeling is when the coating loses its bond with the roofing material beneath the coating.
  • Thinning coating – Roof coating oxidizes and thins out over time. This leaves less protection for your roof. When it is thin, it is time to call a roofing contractor for roof repairs!
  • Bubbling or blisters – These are signs that moisture has seeped under the coating.
  • It’s been 3-5 years since your last recoat – Even if you have no known leaks, coatings wear down over time and cracks can lead to leaks. It is always good to get your roof inspected after three years just to be safe.  Regular maintenance prevents bigger issues.
