  • Broken or cracked tile replacement — the most common repair. We match the tile profile and color as closely as available stock allows, and source salvage from reclaimed lots when profiles are discontinued.
  • Slipped or shifted tile realignment — tiles that have moved out of their proper position expose the underlayment to UV and moisture. We realign and secure them properly.
  • Mortar cap repair and replacement — cracked mortar along ridges and hips lets water in. We rebuild with fresh mortar and seal properly.
  • Vent flashing and penetration sealing — most tile roof leaks come from failed flashings around vents, pipes, and HVAC curbs, not from the tile field itself.

When Your Tile Roof Needs a Lift-and-Lay Replacement

A “lift-and-lay” is the proper term for replacing a tile roof. It’s not a tear-off and it’s not a re-cover — we carefully remove your existing tiles, replace everything underneath, and reinstall the same tiles on top (only replacing broken ones). This is usually the right call when the underlayment is failing across large sections, leaks are returning after prior repairs, or you’re past the 25-year mark on original felt.

Here’s what a lift-and-lay actually involves:

  • Full roof inspection and photographic scope documentation before we start.
  • Careful removal and on-site stacking of existing tiles.
  • Removal of old underlayment and battens.
  • Inspection and repair of any damaged decking or rotted wood.
  • Installation of new synthetic peel-and-stick underlayment and new battens.

What exactly is a “lift-and-lay” tile roof replacement?

A lift-and-lay replaces everything under your tiles — underlayment, battens, flashings, mortar — while preserving and reinstalling your existing tiles on top. It’s not a tear-off. We carefully remove and stack your tiles, replace all the waterproofing components, and reinstall the tiles (only replacing broken ones with matching new tiles). Since concrete tiles themselves last 50+ years, this approach preserves your original tile investment and is typically much less expensive than a full tear-off-and-replace.

Will walking on my tile roof during inspection cause damage?

Not when it’s done right. Concrete tiles are strong at the head lap (where tiles overlap) and weakest in the middle. Trained tile roofers step only on the supported portion of each tile — we do not free-walk across the field. Untrained crews, handymen, or HVAC techs frequently crack tiles because they don’t know this. If cracked tiles show up after someone else has been on your roof, that’s usually why.

How often should my tile roof be inspected?

At minimum, once a year before monsoon season, plus after any major storm that brings heavy wind or hail. Can you work on my tile roof if I have solar panels installed?

Yes. Most tile roof repairs are done without touching the panels at all. When access is needed underneath them, we coordinate directly with a licensed solar contractor to temporarily lift the affected panels so we can do the repair properly. We don’t disconnect solar electrical ourselves — that’s solar-contractor work and we respect those boundaries.
