Tile roofs are some of the most common roofs in Arizona because they last the longest. The tiles last almost a lifetime but the underlayment is what needs replacing. The tiles provide about 90% of the protection from the weather but some water and dust makes it under the tiles.
That’s why it is important to choose the proper underlayment. The underlayment underneath does the real work. The common “felt” underlayment typically starts failing at 15–20 years in Tucson’s climate. Since the tiles are still in good condition, we “lift” them away from the underlayment and replace it with new underlayment and then “lay” the tiles back into place. What is a lift-and-lay?
We stage your existing tiles, strip the old underlayment, repair the deck, install new flashings and peel-and-stick underlayment, then reset your original tiles. The tile lasts 50–100 years; it’s the underlayment that fails. A lift-and-lay gives you a brand-new roof system without the cost of all-new tile.
How long does a tile roof actually last?
The concrete or clay tiles themselves can last 50 to 100 years. What fails first is the underlayment beneath them — typically at 15 to 25 years in Tucson’s heat. When your tile roof starts leaking, the tile is rarely the problem; the underlayment is.
What’s the difference between Perma-Tech X-PU and standard 30-lb felt?
Standard 30-lb felt is the low bar for tile underlayment and it’s what most Tucson new builds use. Can I reuse my existing tiles, or do I need to buy new ones?
You reuse them. That’s the whole point of a lift-and-lay. We carefully set aside your original tiles, replace the failed underlayment and battens, then lay the same tiles back down. You only need new tile to replace any that broke during removal — usually a small number.
What happens if some of my tiles break during the lift-and-lay?
Some breakage is normal when tiles are 20+ years old. We replace any broken tiles with matching tile from our inventory or source replacements when needed. The cost of a small number of replacement tiles is included in a standard lift-and-lay estimate.
How long does a tile roof replacement take?
Most tile lift-and-lay projects take two to four days depending on roof size, decking repairs needed, and weather. We document every stage with photos so you can see exactly what was done.
