Full replacement is only necessary if the underlayment is delaminating across large areas, the deck is rotted in multiple spots, or the system has been patched repeatedly with leaks returning. Why is my coating peeling only a few years after it was installed?
Almost always because the previous installer skipped the emulsifying primer between the hot-mop ply sheets and the acrylic coating.
